As one of the most successful real estate teams in the county, Troyce Gatewood & Partners has been on an upward swing in recent years, now consistently completing over 100 real estate transactions a year—a number they are already on target to surpass in 2019.
Joe credits the hiring of a business coach a few years ago as the turning point in their careers. It was then that the two decided to get serious about working together to build Troyce Gatewood & Partners into a formidable member of the real estate industry in and around Frederick County. They laid out their goals, developed an action plan, and have been ticking things off ever since.
We sat down with Joe and Troyce recently to discuss why they love being a part of the Frederick County business community, how they’ve found such success here, and what we can expect from the real estate market in 2019.

Chamber: What are your thoughts on the real estate market right now in Frederick?
Troyce: This is an interesting time for Frederick County and a lot of the nation, as we are overdue for an economic correction in the market. All signs are pointing to a downshifting market: rising interest rates, extended buyer decision time, increased days on market, buyer demographics. Real estate agents are already beginning to see fewer listings as sellers are waiting until they are able to net the most for their homes. Lower priced homes are selling more quickly as more buyers are competing for them, and higher price points are sitting on the market longer before they find a buyer.
We are fortunate that the shift will likely not have as strong of an impact on Frederick real estate as it will in other areas because we are in a very transient area-as people are constantly moving in and out for work–an element which actually leads to stability in the market.
Chamber: What do you think is enticing to potential buyers in Frederick?
Troyce: The city offers so much charm, character, and care in the way it is run. We are so lucky to be a part of a city of this size that still creates the “small town” feel of knowing your neighbors.
We have a vibrant downtown with great restaurants and shops, parks, hiking and biking trails, and we are never short of special activities. Frederick has really created an atmosphere that people want to be a part of. They want to start businesses, raise families, and build their lives here.
Homebuyers seek Frederick as their place to call home because of the enticing price points, accessibility, amenities, schools and overall, a better quality of life. The economic state is always increasing for this area but stays much below surrounding counties. This area is a great option for out of county/state buyers who are wanting to find more affordability or receive more for their dollar. Whether you like suburban, urban, rural or anywhere in between. Frederick County offers this while still creating easy access to major commuter routes and the ability to reach larger cities like Baltimore or Washington, D.C.
